Survey launched on Edmonstone Estate

Craigmillar Community Council informed us today that they have launched an online survey today to gather public comments on the proposed development at Edmonstone Estate near Little France.

They say that the proposal for the development of housing, a park and a new primary school at Edmonstone Estate near Little France is due to be determined by the Council soon.  This land, which covers approximately 170 acres, is currently deemed to be part of the Greenbelt for Edinburgh and is against local planning policy.

There is a second planning application proposed in partnership with CEC and PARC for the same land (100%) to be developed as public parkland as already shown in the Craigmillar Urban Design Framework.  Currently there is funding to deliver paths and cycle ways but other sources of funding will be required to complete the plan.

In this application Sheratan Ltd has proposed that 60% of the land is reserved for public parkland which will be developed by the developer on behalf of the Council, build approximately 773 houses of which 25% is affordable and a new two stream primary school which will act as a feeder school (catchment area) for Castlebrae Community High School.

The developer has further proposed community benefits as follows;

  • Development of 773 new houses of which 193 will be affordable – this will meet the demand that the new ERI, Sick Kids and Bio-quarter which will see employment boosted from 5000 to 16000 in the next 5 years.
  • The parkland will provide a key piece of green infrastructure for the city and region. It will create space for recreational opportunities and provide strategic greenspace links, connecting local communities to employment opportunities and cycle and pedestrian links, delivering a long-term aspiration for the Council.
  • Deliver a two stream Primary School to serve the new housing and reduce pressure on the existing primary schools as the housing is delivered over the whole area.
  • Funding of £100,000 per year for local employment initiatives working with the Community Alliance Trust to deliver training for the Craigmillar community.
  • The proposal comes on the back of approved, residential developments by Sheratan on the estate in the Walled Garden and 8-Acre Field and “Policies”, amounting to c.110 and c. 400 houses respectively.
  • Finally, the land will have to be purchased from the Council for a capital receipt of around £12million, and whilst the Developer cannot tell the Council how the money should be spent, they are urging the Council to put it towards the replacement (new) Castlebrae School which is due to open in 2020.
